Update: I ended up selling, though it was far more difficult than I thought it would be. Weird market. Lots of "interest" but needed to lower the price twice until I got an offer, which I accepted.
While the house was sitting not selling, I was mentally preparing myself to be a landlord. Now that it's sold I feel relief that I didn't end up one, even if it might have worked out fine. I prefer a simpler life!
